Job Summary:
Open Management is hiring a highly motivated and experienced District Property Manager to oversee the operations and management of our manufactured housing communities in Springfield, Missouri.
The District Property Manager will ensure the successful day-to-day functions of multiple mobile home parks, maintain high occupancy rates, lower delinquency rates, and foster a positive living environment for our residents. This role requires strong leadership skills, exceptional problem-solving abilities, and a deep understanding of property management principles. The ideal candidate will have a passion for on-the-ground work, excellent communication skills, and a commitment to delivering exceptional service to our residents.
The District Property Manager (DPM) will be responsible for effectively managing on-site staff located at each property. Other responsibilities for this role include ensuring KPIs are being met and exceeded throughout each property under management, identifying areas of strengths and weaknesses at each property, and creating and implementing strategic plans to meet and exceed NOI projections. The DPM must be able to work independently and with little direction, take extreme ownership, and lead by positive example.

Key Responsibilities:
- Serve as the primary point of contact for residents, contractors, vendors, and community visitors, representing the community.
- Proactively manage daily operations and ensure the overall appearance and safety of the mobile home community.
- Develop and implement strategies to decrease delinquency district-wide by monitoring rent collection, following up on late payments, and implementing effective payment plans
- Collaborate with legal counsel as needed for legal matters related to delinquency, occupancy, and compliance
- Supervise on-site staff, overseeing rent collection, violation notices, evictions, community initiatives, tenant relations, prospect monitoring, maintenance, and community projects.
- Become proficient in Property Management Software (Rent Manager) and train on-site managers to utilize the software and task project boards.
- Generate reports, analyze financials, monitor budgets and key performance indicators (KPIs), and ensure that each property meets or exceeds net operating income (NOI) projections.
- Implement proactive measures to increase occupancy rates, such as market research, targeted marketing campaigns, and improving the park's overall appeal in coordination with the Infill Team.
- Conduct and participate in weekly Zoom meetings for team collaboration.
- Implement strategic initiatives to enhance operations across all properties.
- Background in property management, particularly in deep value-add/turnaround properties.
