Open Management is hiring for a full-time Residential Maintenance Technician at our manufactured housing community in Heath, Ohio. 

Responsibilities:

• Unit Turns & Rehabs

  • Prepare units for new occupancy by performing cleaning, painting, flooring, fixture replacement, and basic remodeling.

  • Execute mild to moderate rehab tasks including drywall repair, cabinet/countertop replacement, and trim work.

  • Ensure all work is completed to company standards and within designated timelines.

• Maintenance Duties

  • Complete service requests in occupied homes (e.g., plumbing, electrical, HVAC troubleshooting).

  • Perform preventive maintenance across the community.

  • Assist with utility hookups, skirting repair, and exterior home maintenance.

• Community Support

  • Maintain cleanliness and safety of common areas and vacant lots.

  • Conduct move-in/move-out inspections and report on needed repairs.

  • Assist with landscaping and seasonal tasks as needed.

Position Requirements:

• Experience in residential or mobile home maintenance

• Proficient in basic carpentry, plumbing, electrical, and painting

• Construction experience desired

• Ability to work independently and complete tasks efficiently

• Strong ability to follow instructions and directions, including following safety protocol

• Understand, read, write and speak English in order to follow basic instructions, take direction from supervisors, respond to routine questions and communicate effectively with clients, visitors, and organization staff

Emergency Calls:

This position may require availability to respond to emergency calls outside of standard working hours. Any time spent responding to calls or performing job duties during these periods will be compensated in accordance with applicable wage and hour laws.
